Terms of Use

1. Acceptance
By accessing or using the Senior Homebase Florida website and services ("Services"), you agree to these Terms of Use. If you do not agree, do not use the Services. These Terms are between you and Webselenese Ltd., the operator of Senior Homebase Florida.
We may update these Terms from time to time. If we do, we will revise the effective date above. Your continued use of the Services after the revised Terms are posted means you accept the changes.
2. What we are — and are not
Senior Homebase is an informational and referral platform. We help families explore senior living options in Florida. We are not a healthcare provider, medical facility, licensed placement agency, or financial or legal advisor. Nothing on the Services constitutes medical, legal, financial, or placement advice.
Community descriptions, pricing estimates, availability information, and amenity lists are provided for general reference only and may not reflect current conditions. Always verify details directly with the community.
3. Eligibility
You must be at least 18 years old to use our Services. By using the Services, you represent that you are 18 or older.
4. How the referral process works
It is free for families. You do not pay Senior Homebase to use our matching service or to speak with an advisor.
Referral fees. If a family we referred moves into a partner community, that community may pay us a referral fee. This fee is paid by the community, not by the family, and does not affect the neutrality of our guidance.
Consent to contact. When you submit our matching form, you consent to be contacted by Senior Homebase and by the partner communities disclosed on our Partner List at the time of submission. You may withdraw consent for a specific community to contact you by contacting that community directly.
5. TCPA consent
By providing your phone number and clicking "Submit" or equivalent, you expressly consent to receive calls and text messages — including via automatic telephone dialling systems and pre-recorded messages — from Senior Homebase and from the partner communities you have chosen to hear from, at the number you provide. This consent is not a condition of purchase. Message and data rates may apply. You may opt out at any time by replying STOP to any text message.
6. Intellectual property
All content on the Services — including text, graphics, logos, and software — is owned by or licensed to Webselenese Ltd. and is protected by copyright and other intellectual-property laws. You may not reproduce, distribute, or create derivative works without our prior written permission.
7. User conduct
You agree not to: use the Services for any unlawful purpose; submit false or misleading information; attempt to access systems or data you are not authorised to access; use automated tools to scrape or harvest data from the Services; or interfere with the operation of the Services.
8. Third-party links
The Services may contain links to third-party websites, including senior living communities. We do not control those sites and are not responsible for their content, privacy practices, or availability. Links do not constitute an endorsement.
9. Disclaimer of warranties
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS, OR THAT ANY INFORMATION ON THE SERVICES IS ACCURATE, COMPLETE, OR UP TO DATE.
10. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, WEBSELENESE LTD. SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY SHALL NOT EXCEED USD 100.
11. Indemnification
You agree to indemnify and hold harmless Webselenese Ltd. and its officers, directors, employees, and agents from any claims, liabilities, damages, and expenses (including reasonable legal fees) arising out of your use of the Services or your violation of these Terms.
12. Governing law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any disputes shall be resolved in the state or federal courts located in Florida.
13. Florida-specific notices
AHCA verification. Communities listed on our platform are verified against Florida AHCA licence records where applicable. Verification reflects the status at the time of our last check and should not be relied upon as a real-time guarantee of licensure.
Memory care disclosures (HB 493). Florida House Bill 493 (effective July 1, 2025) requires assisted living facilities advertising memory care services to provide specific disclosures. These disclosures are the responsibility of the facility, not Senior Homebase. Where we have received a facility's HB 493 disclosures, we link to them on the relevant community page.
